Flagstaff is the governmental, educational, cultural and commercial center of Northern Arizona, located 140 miles north of Phoenix at an elevation of 7,000 feet. It is a year round attraction for visitors as well as the many Arizonans that maintain second homes there.

Residents:

  • The Flagstaff MSA has 133,600 people and 47,600 households projecting 6% growth over the next five years.  
  • Within 10 miles of the property, the average household income is $66,600 per year, with 30% of the households earning above $75,000. 41% have a bachelor’s degree and 62% are in white collar positions.
  • There are approximately 4,800 second home owners in Flagstaff who generally have very high incomes and are married, educated professionals.
  • Flagstaff is home to several private golf communities including Forest Highlands, Pine Canyon, Flagstaff Ranch and Continental Country Club.

Flagstaff Economy:

  • Flagstaff is the hub of technological advancement in Northern Arizona, with a focus on biosciences, medical devices and renewable energy. In 2009, the respected Kiplinger.com put Flagstaff in its top 10 “Best Cities for Jobs” list, which focused on places that have stable employment plus the talent to create new, well-paying jobs.
  • Flagstaff is the regional shopping destination for Northern Arizona. Flagstaff's retail businesses serve not only the communities throughout Northern Arizona, but the large number of visitors to the Grand Canyon who purchase goods and services in the Flagstaff area. As a result, Flagstaff generates more retail sales than would be expected based on the number of households in the Flagstaff Retail Trade Area, which extends north to the Utah border. 
  • However, Flagstaff is experiencing significant “leakage” in several retail categories, including clothing, shoes, furniture and pet supplies, indicating that there is a significant demand for retailers in these categories in the market.
